This is probably the most common question I get from families relocating to the Las Vegas Valley. Both Summerlin and Henderson are excellent choices — but they’re genuinely different, and the right answer depends on what you’re optimizing for.
Here’s an honest comparison.
The quick version
Choose Summerlin if you want a premium master-planned lifestyle with world-class amenities, extensive trails, and Downtown Summerlin at your doorstep — and your budget can support it.
Choose Henderson if safety, top-rated schools, and getting more house for your money matter most, and you don’t mind being a bit further from the Strip.
Price: Henderson is more accessible
As of mid-2026, the median home price in Summerlin runs around $686,000 to $700,000, though it varies a lot by village — eastern areas start near $480,000 while The Ridges and The Summit Club climb well past $1 million.
Henderson’s median sits closer to $490,000 overall, with single-family homes around $530,000 to $555,000.
That said, Henderson carries its own premium — about 10% to 14% over the valley average — because of what it offers. It’s just not as steep as Summerlin’s.
Safety: Henderson’s biggest advantage
Henderson consistently ranks among the safest large cities in America, with crime rates materially below national averages. This is the single most cited reason families choose Henderson, and it’s why buyers accept the price premium.
Summerlin is also very safe — it’s one of the most secure areas within the city of Las Vegas — but Henderson’s citywide safety record is exceptional by national standards.
Schools: both strong, with different standouts
Both areas offer schools well above the Clark County average.
Henderson’s Green Valley and Anthem areas are particularly well regarded, and school zoning noticeably affects home values — in Green Valley Ranch, homes inside the Nate Mack Elementary boundary command roughly a $25,000 to $45,000 premium over equivalent homes just outside it.
Summerlin also has highly rated schools throughout its villages.
One important caveat: Clark County school boundaries change periodically. Always verify which schools serve a specific address before you make an offer — don’t rely on a listing description.
Lifestyle and amenities
Summerlin is built around lifestyle. It spans roughly 22,500 acres with more than 150 parks, an extensive trail system, multiple golf courses, and Downtown Summerlin for shopping and dining. It sits against Red Rock Canyon, which is hard to beat if you’re outdoors-oriented.
Henderson counters with its own master plans — Green Valley Ranch, Inspirada, Cadence, Anthem — each with parks, recreation centers, and community events. The District at Green Valley Ranch is a genuinely walkable shopping and dining hub. Henderson also has Lake Las Vegas, which has no equivalent on the Summerlin side.
Commute and location
Summerlin sits on the west side, closer to Red Rock and with quick access to the 215 Beltway heading south.
Henderson sits southeast, which puts you closer to Harry Reid International Airport and generally makes for an easier commute if you work on the south end of the valley or travel frequently.
Both are roughly 20 to 30 minutes from the Strip in normal traffic.
Luxury at the high end
If you’re shopping above $1 million, both areas deliver — but differently.
Summerlin has The Ridges and The Summit Club, with properties ranging from roughly $2 million to well over $20 million.
Henderson has MacDonald Highlands (median near $1.8 million) and Ascaya, where recent sales have run in the $3.5 to $4.5 million range. Henderson’s luxury communities tend to offer more dramatic elevation and view lots.
My honest take
I’ve helped families land happily in both. The pattern I see:
Families who prioritize a walkable, amenity-dense, resort-like environment — and have the budget — tend to prefer Summerlin.
Families who prioritize safety, value, and school quality, and want more square footage for the money, tend to prefer Henderson.
Neither is a wrong answer. The mistake is choosing based on reputation instead of visiting both and seeing which one feels like home.
